But here's what I've learned from owning multiple investment properties myself: the holiday season is actually when some of the most serious players make their moves. The buyers who are out there looking in December aren't casually browsing - they're motivated. Maybe it's a job relocation that can't wait, or they've been searching all year and are finally ready to pull the trigger. And here's something people don't talk about enough - San Diego hosts a ton of snowbirds during the winter months who are actively looking to purchase a second home down here. They're escaping the cold, falling in love with our weather all over again, and many of them are ready to make it permanent. And sellers? They're not listing during the holidays just for fun.
Inventory does tighten up during the holidays, but that's exactly what creates opportunity. Less competition means your offers actually get seen and considered - whether you're searching for your dream home, looking to upgrade, or hunting for that perfect investment property. I've watched clients close incredible deals in late December because they were one of only two or three serious offers on a property that would've had fifteen offers in spring.
